Working with an Agent

You did the right thing again!!! More exposure for your property and an agent to ensure the paperwork is done right!

I have sold all my properties through agents and I think it really makes a difference when you use a good agent to sell. I know a lot of investors that balk at the fact that they have to pay a commission to the selling agent but the reality is that if that agent gets that house sold in 30 days instead of 6 months, to me he/she is worth their commission.

As an investor I am in the business of selling houses and not holding houses. An agent that knows what they are doing will bring major exposure to your listing in those first and crucial 14 days of a new listing. If that agent is also skilled in talking to that buyer and get them to put in an offer...that is 50% of the work right there.

The other 50% is getting the buyer to the closing table and that requires getting the paperwork right, more negotiations for inspections, appraisals, buyer demands, etc. There are also deadlines they have to keep track off and the negotiations don;t stop until you get to the closing table.

So when I use an agent all those things get taken off my plate by using a selling agent. I can then be concentrating on my next opportunity.

What I have found works best for me is an agent that works closely with me and to who I can talk honestly and understands the profit motive behind what I am doing. I once worked with an agent that had some very strong opinions and did not want to listen, so that did not last very long.
