Selling properties as an agent or investor
Great article, excellent read. I noticed you sell houses.
Do you do so as an agent or as an investor?

I have hired agent to represent me in both the purchase and the sale although I have purchased some properties directly from the listing agent. I find that sometime that gives them an incentive to work with me if they don't have to pay the commission for the agent that would be representing me.
I have also tried to sell one of my properties without using an agent, basically what is known as "sale by owner" but that did not go very well either. Since it is agents that bring buyers to see your house they usually like to be dealing with an agent representing whatever property it is that they are looking at.
I found they were a bit hesitant to deal with me representing me when selling a house.
Also, listing, marketing and negotiating the sale of a house is quite a bit of work and selling a house in this market is not easy. SO I found myself a talented agent that was very good at selling and she certainly was worth her commission.
