What tools do you use for finding distressed properties?

More than tools it's about resources and many times people. You can use your local Multiple Listing Search (MLS) which is where real estate agents list properties. But you can also talk to other investors in your area and tell them what you are looking for and they might point you in the right direction or connect you with wholesalers that can help you find an investment property.
